Well real market value would be the actual price of the games if you were to buy them, so yes it actually would be market value.

Real market value is what you can sell it for. So no it wouldn't be market value.

You are confused, but it's ok. Considering there isn't an actual way to piece out a steam collection you go by what they are going for on steam.
